Extend a lease
Push the end date of an active lease forward, without asking the tenant to sign again.
Before you start
Owners, Administrators and Managers can extend a lease. Caretakers can't.
- The lease is Active and has an end date. A lease with no end date has nothing to extend, and the extension section does not appear.
- Know the new end date. It must be later than the current one. You can only move the end date forward.
An extension changes the end date and nothing else. The rent and the other terms stay as they are, and the tenant does not sign again.
1. Open the lease
In the menu, select Tenants, open the tenant, and select Manage on the lease. Scroll to the Extension section. It shows the current end date.
2. Pick the new end date
In New end date, choose a date after the current end date. The calendar greys out earlier days.
3. Extend the lease
Select Extend lease. You see "Lease end date extended, the tenant has been notified." The lease page now shows the new end date.
What happens next
Billing continues up to the new end date, with the same rent. The tenant is notified of the new date. Nothing needs to be signed.
If the old end date had already passed, the lease was still active and the extension picks billing up again from the next period that has not started. It does not bill the months the lease sat expired. If the tenant owes rent for that gap, add a charge yourself from Manage billing on the lease.
A lease whose end date passes stays active. OneView does not end it for you. Extend it, or end it with End a lease early.
Common problems
I don't see the extension section
It shows only on an active lease that has an end date, and only to an Owner, Administrator or Manager. A draft lease is still editable, so change its Ends at (Optional) directly. A lease with no end date runs until you end it.
OneView says the date must be later
The message reads "must be later than the current end date" The new date must come after the current end date. You can't shorten a lease this way. To end a lease sooner, terminate it.
I get "Couldn't extend the lease end date."
The date was fine but the billing schedule could not be moved. Try again. If it keeps failing, contact us.
I want to change the rent while extending
An extension does not change the rent. An active lease is locked (Fields locked, active lease).
